Terms of Service

ClosKar is a lead-generation and lead-management platform for real-estate brokerages. MZZI runs marketing campaigns for your projects, an AI assistant engages and follows up with the people who enquire, and your team works those leads through the ClosKar console — dashboards, the Leads worklist, the Circuit, and connected calling and WhatsApp channels.

By creating an account or accepting an invitation into a brokerage workspace, you agree to these terms.

A brokerage workspace has an owner and may have managers and executives. The owner is responsible for who is invited, what roles they hold, and how the team uses the platform. Keep your credentials private; you are responsible for activity under your account.

ClosKar carries no platform fee and no seat licences. You pay only for qualified leads: enquiries verified over a call as showing genuine buying interest in your project. The per-lead price for each project is shown in Settings → Plans & pricing and is agreed before campaigns launch.

Every billed lead carries an evidence record. If you believe a billed lead does not meet the qualified standard, raise it with MZZI; charges that do not hold up on review are voided. Payments are settled through the prepaid wallet (Razorpay) or with MZZI by invoice.

Taxes. All displayed prices — recharges, plan packs and per-lead rates — are exclusive of taxes. Every payment attracts GST at 18%, collected on top at the time of payment as required by law. The displayed amount is what lands in your wallet as credits; GST is never deducted from your credits.

Leads generated for your projects and worked in your workspace are your business records. The platform — the AI assistant, qualification engine, routing, scoring, playbooks and software — is MZZI’s intellectual property; nothing in these terms transfers it to you.

Leads enter ClosKar only through MZZI-operated channels (MZZI campaigns, landing pages, WhatsApp numbers and phone lines). Importing third-party portal leads into ClosKar is not supported.

Every lead’s consent is collected at the source and recorded. When a person opts out or withdraws consent, all outreach to them stops — permanently. You and your team must not contact opted-out people outside the platform using data obtained from it, and must comply with applicable law, including the Digital Personal Data Protection Act, 2023 and telecom regulations, in every interaction that starts from a ClosKar lead.

You agree not to misuse the platform: no scraping or bulk-exporting data beyond the provided export tools, no reselling of leads, no attempts to reverse-engineer the AI or qualification mechanics, and no unlawful, deceptive or harassing communication with leads.

We work to keep ClosKar available and the AI responsive, but the service is provided “as is”. We do not guarantee uninterrupted availability, a particular volume of enquiries, a number of qualified leads, or any sales outcome. Third-party channels (WhatsApp, telephony) can impose their own limits and outages beyond our control.

To the maximum extent permitted by law, MZZI’s total liability arising out of the service in any twelve-month period is limited to the amounts you paid for qualified leads in the three months before the claim. We are not liable for indirect, incidental or consequential losses, including lost profits or lost deals.

Either side may end the engagement with written notice. We may suspend or terminate access immediately for breach of these terms, unlawful use, or non-payment. On termination you may request an export of your lead records; amounts accrued for qualified leads remain payable.

We may update these terms; material changes will be notified in the console and take effect on continued use. These terms are governed by the laws of India, and courts at MZZI’s registered place of business have jurisdiction.
